THE BEGINNING

Cuckoo Barn Lodge nestles in a peaceful valley in the heart of the quintessential English County of Rutland. Kick back and enjoy the stunning old meadow vistas in this reverse-level eco self-catering luxury lodge. It is 8 and 6 miles respectively from the market towns of Stamford and Oakham and sits 2 miles north of Rutland Water. This is a luxury holiday lodge for families and small groups alike. There is a lovely relaxed vibe to this lodge, which is just perfect for a wind-down week-end or a family and friends holiday escape.

THIS IS IT…

Cuckoo Barn Lodge is situated in a stunning location superbly placed for exploring England’s most rural county. This two storey lodge boasts a magnificent first floor open plan living space where you can spill over onto the south facing split level decking stretching the length of the property. It is a perfect vantage spot for some alfresco breakfast or a sundown BBQ.

THE SETTING

Cuckoo Barn Lodge is set in five acres of old meadows. You approach the lodge via a long tree lined gravel drive. For the best seat in the house, grab a morning coffee and sit back and enjoy the views from your south facing private veranda. Here there is a selection of garden furniture together with a table, chairs and an umbrella. Below the split level terrace there is a large lawn area which is a perfect place for a game of croquet or boules or spread out a blanket and catch up on your reading list.

NEED TO KNOW

There is ample parking for several cars. The lodge is well equipped with an oven, hob, dishwasher, washing machine, under counter fridge, under counter freezer, microwave. There is a heated lobby area for outdoor coats and a substantial boot rack. There is an undercover area to store bikes. There is also an outdoor tap to clean boots etc…

Your hosts live nearby and are happy to help you plan your days or recommend great pubs and eating houses or simply leave you to enjoy the peace of Cuckoo Barn Lodge.

SLEEPING AND PAMPERING

There are three double bedrooms spread across the ground floor. All the rooms are furnished in a cosy but contemporary style. They all have hanging and shelf storage, bedside tables and reading lights and a dressing table with Lloyd loom style chairs. All beds can be arranged as twins or continental doubles.

The master bedroom has an adjoining wet room. There is a family bathroom with a deep bath and an overhead shower. The entire ground floor boasts a heat pump fuelled underfloor heating system which together with the fine linens and duvets, makes for a perfect place to enjoy a peaceful night’s sleep.

WHEN LIFE CAN STAND STILL

After a day of “discover Rutland” and for real tranquillity take your favourite read, a blanket and a glass of….down to our lower meadow and listen to the sparkling stream as you relax under the alders and willows. Keep an eye open for a wheeling red kite or the tap of a woodpecker as the birds sing for you and the mallard swim in the stream.

As the summer sun puts its hat on, venture inside the sitting area, recline on the sofas and enjoy the cosy log burner together with a favourite board game or movie to keep all the family entertained.

Direction

Travelling on the A1 leave the A1 to the North of Stamford taking the signs for Empingham and Exton at the junction for the Woolfox Depot. Continue for a mile and turn right for Exton at the first crossroads winding down the lane and across the bridge over the brook. After the sharp double bend look for the last telegraph pole on your right and you will find Cuckoo Barn drive (pictured). We are 2.7 miles from the A1.

Traveling from the West leave the Oakham bypass on the A606 to Stamford after a mile you will see a lovely view of Rutland Water on your right. At the top of the first hill turn left at Barnsdale Lodge Hotel and drive down an avenue of mature beech trees. Take the first right down a single track road and continue straight on, the road improves so don’t go into Exton or turn off for Empingham. After two miles look for the first telegraph pole on your left and you are here!
