Modernised annexe to 17th century cottage set in a large garden bordered by streams and surrounded by countryside and woodland. Walking distance to Oakham centre and Rutland Water. Ample off road parking. Additional double (en-suite) may be available on request, ideal for family members.

The self-catering accommodation in the Cat Basket, recently converted building attached to the west wall of Dog Kennel Cottage, comprises of:

> 24ft lounge/diner, with flat screen TV + freeview, DVD and Video, WiFi

> large library of books to enjoy

> fully equipped kitchen includes large double oven, large fridge/freezer and microwave.

> one bedroom, either twin or king-sized double

> shower room/toilet

> separate laundry facilities include washing machine, tumble dryer, drying space

> all linen provided, and cot/child’s bed available on request

> sorry, non-smoking (insurance on a 17th century property)

> Bike storage is also available

The whole property is centrally heated, well lit, with private entrance and back door, and the use of the garden if required. There is a slight step between kitchen and lounge, but the whole is ground floor. The large garden is there for you to enjoy, with some home-grown products when in season.

The area is a birdwatcher’s delight, with resident woodpeckers (green and greater spotted), kingfishers, tree creepers, heron, nuthatch, buzzards, kestrels etc., and the occasional sighting of Rutland Water’s osprey. The cottage is also in walking distance of Rutland Water.

The accommodation is totally self-catering; the local Coop Superstore and Aldi are a short distance from the cottage. There is also a Tesco, twice-weekly market, and a monthly Farmers’ market in town.

Charges: £45 per night minimum of 3 nights

£315 for 7 nights.

From Stamford A1:
> Take A606 to outskirts of Oakham – 40mph sign
> Turn right at roundabout by new housing development (David Wilson Homes) into Burley Park Way (for Nottingham and Melton Mowbray ringroad)
> Turn right, away from new housing, between lamp posts 16 and 17 into the lane, 180 yards along is the Cottage
> Ample parking in front of Cottage

From A1 north, through Greetham and Cottesmore:
> Take B668 till large roundabout at outskirts of town (pass Coop on right)
> Turn left and follow Burley Park Way (For Uppingham, Corby, Kettering) till lamp posts 16 and 17
> Turn left into the lane, 180 yards along is the Cottage

From Uppingham
> Take A6003 to outskirts of Oakham where it becomes a ringroad. Continue along ringroad to first roundabout
> Go straight over roundabout (Nottingham, Melton Mowbray)
> New housing development on your left – Burley Park Way
> Turn right between lamp posts 16 and 17 into the lane, 180 yards along is the Cottage

From Nottingham
> After Langham village, continue along main road till roundabout and ringroad. Turn left (Stamford, Kettering)
> Pass three further roundabouts, proceeding straight on. After third roundabout: Turn left between lamp posts 16 and 17 into the lane, 180 yards along is the Cottage. If you come to Stamford turning, you have gone too far!
